Once the customers obtain their E.F.M. loan approval, it is crucial that they choose a Real Estate Broker familiar with properties in the area they wish to buy to exclusively represent them during their purchasing process. Our real estate firm, E.F.M. Realty, can provide this service also. However, if you already have a real estate broker, we recommend that you sign a Buyer Broker Agreement - Exclusive (C.A.R. Form BEE). This agreement will provide a clear understanding of the services that the broker will provide and your commitment to work exclusively with this broker during your purchasing process.

The seller of the property almost always pays the real estate commission. However in some cases, there are properties for sale by owner, foreclosures and probates that might not be listed with another broker and your broker, under this agreement, can represent you and their real estate commission can then be factored into the negotiation in these cases. E.F.M. Financial Center assists you in preparing the Buyer Broker Agreement - Exclusive only after your Real Estate Loan Pre-Approval is issued.
